A design-led short-term rental at the gateway to Sequoia National Park, built from the ground up and operated by Blue Key Builds.
Tucked into the foothills of the Sierra Nevada, the Three Rivers A-frame is the clearest picture of how Blue Key Builds works. Instead of buying an Airbnb at retail, we build one and let development create the equity before the first guest ever checks in.
The build came in at roughly $550,000 all in, with about $150,000 for the land and $400,000 for design, permitting, construction and furnishing. On completion the property was valued at $750,000, which put about $200,000 of equity on the books on day one.
A nightly rate of $856 and occupancy near 90% keep the A-frame above the top tier of the Three Rivers market. Distributions to the investor come off the owner statement every month.
Land, development and completed-value figures per Blue Key Builds project summary; completed value is an internal estimate.
Three Rivers sits at the entrance to Sequoia National Park, and visitors to Sequoia and Kings Canyon spent $145.6 million in nearby communities in 2023 (National Park Service).
Over the past twelve months the average Three Rivers listing ran 45.6% occupancy at $384 a night, while the top 10% of listings cleared 78% occupancy and $613 a night. The A-frame sits above that top tier on both measures.
Each project opens with roughly $150,000 in investor capital, equity created at completion, and monthly distributions once the property is operating.
