Blue Key Builds

Investor FAQ

Everything you need to know before you invest.

Straight answers on the structure, the returns, the reporting and the tax side of a Blue Key Builds project.

What is Blue Key Builds?

Blue Key Builds is a boutique real estate development company that specializes in ground-up construction of purpose-built short-term rental homes. We focus on select markets and design each property to operate as a high-performing Airbnb-style rental from day one.

What is the investment?

You are investing in a specific, ground-up real estate development project. Each investment is tied to the construction, setup and operation of a purpose-built short-term rental home in a carefully selected market.

Is this a fund or project-specific?

Every Blue Key Builds investment is project-specific. Each offering is tied to one build and clearly outlines the structure and the underlying asset, so investors know exactly what they are participating in and can follow its numbers.

How and when do I get paid?

As soon as a property starts generating revenue, monthly distributions are made to investors from the owner statement. Because of our process and systems, properties produce cash flow as soon as they are completed.

Can I use my IRA?

Yes. We can process funds through a variety of self-directed retirement accounts.

Do I have to be an accredited investor?

No. Our opportunities are currently open to both accredited and non-accredited investors.

Am I an accredited investor?

To qualify as an accredited investor, an individual generally must either have a net worth of at least $1,000,000 (excluding a primary residence) or have earned at least $200,000 in each of the past two years ($300,000 combined with a spouse or partner). There are additional, less common ways to qualify, and our team is available to discuss whether one of those situations may apply.

What kind of reporting is provided?

Investors receive monthly reports on their investment, including income, expenses and updates relevant to the property.

Does depreciation pass through to me as the investor?

Yes. Investors generally receive their proportionate share of depreciation and taxable income or losses, which are reported annually on a Schedule K-1. The actual tax impact depends on your individual circumstances.

What tax documents will be provided?

Investors should expect to receive a Schedule K-1 each year. Our goal is to deliver K-1s on or before March 15.

How often do new investment opportunities come up?

New opportunities are offered periodically through the year as projects are identified and ready to launch. Timing depends on market conditions and project readiness rather than a fixed schedule, and investors with funds already placed see new projects first.

The investment process

From first conversation to first distribution.

01

Investor questionnaire

A short questionnaire tells us about your background as an investor, your goals and whether our opportunities are a fit.

02

Discovery call

A one-on-one conversation with our team where you can ask about the properties, the process and the structure, and we learn what you are looking for.

03

Project opportunity

New projects open periodically through the year. Investors who have expressed interest see the project summary, timeline and numbers first.

04

Sourcing and development

We are always sourcing land, and sometimes already have a parcel under contract or owned. Once a project is tied to an investor, construction starts, followed by setup for short-term renting.

05

Distributions

As soon as the property starts generating revenue, monthly distributions are made to investors, and Blue Key Builds keeps managing the asset.
